I’m Ed Mermolia. I work with home owners and buyers to get mortgage financing that works for them.
I've had more than 24 years of experience in mortgage lending. I have worked as a Mortgage Loan Officer and Originating Branch Manager and have been an owner of a mortgage company. In addition, for more than eight years, I was the Sales Manager for a mortgage company and have assisted more than a thousand borrowers with their financing.
Over the years, I have learned that success is listening, having an upbeat attitude, and treating everyone with respect. My approach is to help people achieve their goals by giving them as many options as possible while educating them so they can make the best choices in their home mortgage options. My goal is to make the process a positive and memorable experience.
I have been privileged to help people in their best times and in some of the most stressful times in their lives. I have come to realize that there are many reasons borrowers seek a home mortgage. Sometimes, a growing family needs a larger home or a move from an apartment to their first home. Sometimes a client needs a mortgage due to a job move, divorce, or other challenging time in their lives. And sometimes, a client needs a listening ear and the patient attention of a knowledgeable mortgage broker to help them realize their dream of homeownership.
I Specialize in Helping
You will naturally have some special needs and questions as a first-time homebuyer. As one of my areas of focus, I am always excited to help. Some of the questions and needs we often see are:
- Am I ready to own a home?
- Creative ways to save for a down payment (link to blog post)
- How much home can I afford?
- Is my credit good enough to buy a home?
- What's the best first-time homebuyer mortgage for me?
- How do I get the best first-time home buyer mortgage rates?
Refinancing due to divorce
Of course, going through a divorce is a time of great stress and brings up many questions. I have successfully worked with many clients who are in the divorce process and who wish to stay in their current home. If that is your desire, I will work with you to examine all the options you have and you can determine if it is possible for you. We will help you answer the following questions:
- Should I sell or stay in my home after my divorce?
- What are my home mortgage refinancing options during a divorce?
- How much home equity do I have as a divorced person?
- How can I pay off my ex for their share of the home?
- How can I protect my credit when refinancing due to divorce?
Homebuyers with challenging credit ratings
While I am not a credit repair agency, I can often help prospective home buyers get approved for a mortgage loan, helping them improve their credit score. I can review their current credit rating and identify areas where improvements can be made, then initiate a request for a Rapid Rescore. Here are some of the areas I may be able to help in our mortgage approval journey.
- What is my credit score?
- How can I get a copy of my credit report?
- What items are affecting my credit score?
- How can I improve my credit score?
- How can I report errors in my credit report?
